The deed restrictions for Lockmar Estates, Unit 45, are as follows:
- A 1600 square foot minimum (living area) for one story buildings.
- An 1840 square foot minimum (living area) for two story buildings.
- A two-car garage minimum.
- A 16-inch overhang minimum.
- A recessed or staggered frontal elevation with a minimum offset
of at least 12-inches.

- Significant frontal elevation differences to prevent sequential or recurring homes on
the same street.
- New or add-on construction time shall be limited to one year from the time the slab is
poured to a finished home.
